Elje / Elje Landed Price Index

How the Index is built

The method behind the Elje Landed Price Index: the basket, the sources, the sample and what changes it.

A $60,000 factory order landed in Brisbane at October 2026 rates, middle estimate. Every line to your site is counted, including the inspection and what you pay Elje.

The basket

The standard Elje kitchen: about 8 lineal metres plus an island, 2-pac doors, moisture-resistant carcasses, Blum hinges and runners. The basket stays fixed so the number moves only when prices do. Category readings (bathroom, tiles per m2, tapware, stone) use the specs on the city price pages.

The inputs

  • Factory prices: from delivered Elje orders, converted at the RBA rate of the payment date.
  • Sea freight: forwarder rate pages and carrier notices for South China to each port, read in the first week of each month.
  • Port, terminal and border charges: the published schedules of the stevedores, the ABF and DAFF.
  • Delivery: partner rate cards by city.
  • Local prices: supply-only prices from Australian retailer and trade price pages, cited on each city page.

The calculation

Landed = factory price + origin + ocean + insurance + duty + port and terminal + DAFF + broker + delivery + inspection, plus GST at 10 percent, plus Elje's fees. The same formula prices every page on this site.

Sample and publication

  • A city reading is published only when it can be built from enough delivered jobs that no one customer can be identified.
  • Until then the page shows a modelled figure and says so.
  • Readings are published monthly with the date of every input.
  • Corrections are published, never quietly changed.
