Send your plans

Your plans are approved. Now price the fit-out landed.

Send us the plans. Within 3 business days you get a landed price per line for the kitchen, joinery, stone, tiles and tapware, from vetted factories in Foshan, with freight, GST and delivery to site counted. Free.

A fit-out gets decided between approval and lock-up. Most of what ends up on the showroom floor passed through an importer, a distributor and a showroom first, and each one took a margin. Get the landed number while it can still change the order.

A fit-out is decided between approval and lock-up. Elje prices it landed in the first week, before a supplier is chosen.

The questions everyone asks first

Will it be what I picked?

You hold the samples before you order, and you sign off a golden sample for every custom item. Production is checked against it.

Can my plumber install it?

A licensed plumber cannot install a tap, toilet or shower that the WaterMark schedule covers unless it is certified. We check every one on the ABCB register before it goes on your shortlist, with WELS where it applies. Tiles for wet areas carry an AS 4586 slip rating. Engineered stone is off the list: it has been banned since 1 July 2024.

Will it arrive right?

We book an independent inspector to check the order against your drawings at the factory. The balance is only released when it passes, and the freight is insured for the full value.

Who holds my money?

You pay the factory's deposit direct. With Elje Assured, the balance sits with a licensed escrow partner and is released when the inspection passes. Elje never holds client money, never owns the goods and never holds stock.

Will my builder fit it?

We talk to your builder before you order: what arrives, how it is labelled and packed, and what they supply locally, like the cavity frames for pocket doors. Need an installer? We introduce one.

What if direct is the wrong call?

Then the estimate says so. Some lines are better bought here, and we will tell you which.

Who is behind it

Elje is run by Brisbane-based builders and designers. In 2026 we ordered the cabinetry, marble, doors, windows and tapware for a five-bedroom Brisbane house and granny flat direct from factories in Foshan and Shenzhen. Elje is that process, written down and run for you.

Questions

Is the estimate a quote?

No. It is an indicative landed price from current factory pricing and freight rates, so you can decide whether to go further. Firm factory quotes come in the Project Plan.

How long from order to site?

Stock lines take about 6 to 10 weeks door to door. Custom joinery takes about 12 to 16 weeks from drawing sign-off. Factories close for Chinese New Year from mid January to late February 2027. That is why the time to ask is just after approval, not at lock-up.

Who is the importer?

You are. The order is in your name, our forwarder and broker clear it, and GST is paid at the border (claimable if you are registered). Most fit-out goods from China come in duty free under the China-Australia Free Trade Agreement when the factory supplies a certificate of origin. We make that a condition of the order.

How does Elje get paid?

From you: the $990 Project Plan and Elje Assured, 2 percent of the order (minimum $600) for the inspection, the held balance, defect resolution and a 2-year backstop. From the factories you choose: an introduction fee of about 5 percent. Every fee is written on every quote. If you want one invoice and someone running the whole order, Managed Order is factory price plus 10 percent, Assured included.

I am a builder or designer. Does this work for me?

Yes. Send any job's plans. Your client sees landed prices under your name, and the Project Plan is free on your first job.

What happens to my details?

We use them to price your job. They go to a factory or partner only as an introduction you have agreed to. We never sell a list.
